Short-term rental income varies significantly based on a small number of factors. Understanding them before you invest is the difference between a strong return and an underperforming asset.

Location and seasonality — proximity to demand drivers (coast, golf, events, business travel) and how demand shifts across the year.

Bedroom count and configuration — 1-bed properties serve a different guest entirely to a 4-bed. Occupancy patterns, nightly rates and booking windows all differ by size.

Occupancy versus nightly rate — the metric that matters is RevPAR: what you earn per available night, not just what you charge when booked. A higher nightly rate with poor occupancy underperforms a lower rate with consistent bookings.
